Dear Valued Partner,

Sun West has simplified appraisal documentation requirements on Conventional Flip transactions! Effective immediately, you can qualify your borrowers on the following reduced appraisal requirements:

Resale Percentage Increase 

Additional Valuation Documentation 

20 > 30%

Desk Review

30 > 50%

Field Review

50% or more

Second Appraisal*

*A second appraisal must support the value of the original appraisal within 5%. 

In addition, below is a quick reference of Property Flip requirements and is not intended as a complete itemization:

  • Maximum LTV 80%
  • A property inspection report must be ordered by Sun West
  • Any structural, health and safety issues must be satisfied 
  • All transactions must be arms-length with no identity of interest between the parties involved in a transaction
