What Options Are Available If My Mortgage Loan Is Delinquent? Some options may be available to help you if you are facing foreclosure. Sun West cannot promise that all or any of these options will be available to you. Contact us at our toll-free number below to find out.

  • Forbearance plan. When a homeowner has fallen behind on his or her payments, sometimes an arrangement can be worked out where the homeowner makes regular full payments, plus a portion of the delinquency each month. Over time, the delinquency is paid off. If your financial situation has recently improved, this may be an option for you. Contact us to discuss your particular situation.

  • Loan modification. Loans qualifying for a modification typically offer one (or several) of the following options: reduction of the interest rate, extension of the loan term, or deferral of a portion of the loan amount until financial circumstances improve. Sometimes, an arrangement may be made to add the delinquency to the balance of the loan and re-amortize (recalculate) the loan. This option might be available if your income fell or your expenses increased and you don't anticipate being able to make your full monthly mortgage payment is not possible for the foreseeable future.   • Short sale. Some homeowners would like to sell their homes as an alternative to foreclosure, but they cannot locate a buyer who will pay what the homeowners owe on their mortgage loan. In other words, the amount the homeowner receives from the sale is "short" of the amount they need to satisfy the mortgage. Under some circumstances, Sun West might be willing to take less than the amount owed. Contact us to discuss your particular situation.

  • Deed in Lieu of Foreclosure (DIL): In some circumstances, Sun West may allow you to sign over the title of the property over instead of foreclosing. Contact us to discuss your particular situation.

What Documents Will I Need To Determine If Any Option Is Available?
For Sun West to evaluate whether a loan modification is available to you, you will need to compile the following documents:

  1. A Home Affordable Modification Program Hardship Affidavit completed and signed by all borrowers (no notary required). To download a copy of this document in pdf format, click here. To request that a copy of the Hardship Affidavit be mailed or faxed to you, please call Sun West at (800) 453-7884.
  2. A signed and dated copy of the IRS Form 4506-T (Request for Transcript of Tax Return) for each borrower (borrowers who filed their tax returns jointly may send in one IRS Form 4506-T signed and dated by both of the joint filers).
  3. Documentation to verify all of the income of each borrower (including any alimony or child support that you choose to rely upon to qualify). This documentation should include:
    1. For each borrower who is a salaried employee:
      1. Copy of the most recent filed federal tax return with all schedules; and
      2. Copy of the two most recent pay stubs.
    2. For each borrower who is self-employed:
      1. Copy of the most recent filed federal tax return with all schedules; and
      2. Copy of the most recent quarterly or year-to-date profit and loss statement.
      3. Bank statements covering the last 90 days.
    3. For each borrower who has income such as social security, disability or death benefits, pension, public assistance, or unemployment:
      1. Copy of most recent federal tax return with all schedules and W-2 or copies of two most recent bank statements.
      2. Copy of benefits statement or letter from the provider that states the amount, frequency and duration of the benefit.
    4. For each borrower who is relying on alimony or child support as qualifying income:
      1. Copy of divorce decree, separation agreement or other written agreement or decree that states the amount of the alimony or child support and period of time over which it will be received.
      2. Proof of full, regular and timely payments; for example, deposit slips, bank statements, court verification or filed federal tax return with all schedules.
    5. For each borrower who has rental income:
      1. Copies of most recent two years filed federal tax returns with all schedules, including Schedule E-Supplement.
